Selling your home, one clear step at a time.

From the first visit to the day you hand over the keys, you’ll know what’s happening, who’s doing it and roughly when. Here’s how it goes.

The process

From valuation to completion.

A typical sale takes three to four months from the first visit. Timings move with the market and the chain, and we’ll tell you if they do.

Day 1

Free valuation

Helen or Marcus comes round, looks at every room and the garden, and talks you through what similar homes nearby have sold for. You get the price and our fee in writing within 24 hours.

Within a week

Photos, floorplan and EPC

Our photographer and floorplan come the same week, and we book the EPC if you need one. You read and sign off the details before anything goes live.

Week 1

On the market

Your home goes on our website, the main property portals and out to the buyers already registered with us. A board goes up if you’d like one.

Weeks 1–6

Viewings

We show every buyer round ourselves, including evenings and Saturdays, and ring you with honest feedback the same day.

Weeks 2–8

Offers and sale agreed

We check each buyer’s mortgage or proof of funds and their chain before we put an offer to you, so you know how solid it is.

Weeks 8–16

Through to completion

Priya chases the solicitors, the surveyor and the rest of the chain every week and tells you where things stand, right up to the day you hand over the keys.

Our fee

1.2% + VAT

That’s 1.44% including VAT, of the price you agree. No sale, no fee, and nothing to pay until completion. The minimum fee is £1,800 + VAT (£2,160).

Most of our sales agree within four to six weeks of going on the market, then take another eight to twelve weeks to complete. Chains, leasehold questions and probate can add time.

No. We ask for 12 weeks’ sole agency, then either of us can end it with two weeks’ notice. There’s no fee unless we sell your home.

We’ll help you work out the order. Many of our sellers agree a sale first so they can move quickly when they find the right place.

No, and buyers often relax more when you’re not. We have keys, show people round ourselves and call you afterwards.
